Equipment Breakdown Coverage for Real Estate Investors
Equipment breakdown coverage protects your fix and flip investment by covering the cost to repair or replace mechanical, electrical, and pressurized systems that fail due to sudden, accidental breakdown—perils that are explicitly excluded from standard property, fix and flip, and builder's risk insurance. Equipment breakdown coverage is an optional "add-on" for fix and flip insurance policies.
Depending on your specific scenario (i.e. condition of core systems), adding this endorsement can act as a crucial safety net to protect against expensive cost overruns during the renovation and holding period.
What It Covers
- HVAC Systems: Motor burnouts, blown compressors, and mechanical failures in air conditioning units or furnaces.
- Electrical Systems: Short circuits, power surges, or arcing in electrical panels and heavy wiring.
- Plumbing & Heating: Sudden ruptures or explosions in boilers and water heaters.
- Major Appliances: Sudden electrical or mechanical failure of newly installed, high-end appliances meant for the final sale.
Why Fix and Flip Investors Need It
During a rehab, you are often firing up older, dormant systems or testing newly installed, expensive equipment. Standard builder's risk or vacant property policies only cover external causes of loss (like fire, wind, or theft). If a power surge fries your newly installed $8,000 HVAC system, or a motor burns out while testing an old boiler, your standard policy will not pay for it. Equipment breakdown coverage steps in to cover those internal mechanical and electrical failures.
Important Exclusions to Keep in Mind
- Wear and Tear: It does not act as a warranty for old systems slowly degrading.
- Pre-existing Damage: If you buy a distressed property with a dead furnace, this coverage will not pay to replace it. The breakdown must occur suddenly during the active policy period.
- Poor Maintenance: Failures caused by rust, corrosion, or lack of basic maintenance are not covered.
