Story

Very unique Missouri farm with multiple assets. The cattle farm has been managed by the same family for over 100 years and is fenced on all four sides. It sits on one and a half miles of highway frontage. The highway is well maintained and has recently been blacktopped. There is a total of 297 acres with 150 acres of mixed trees with several persimmons that makes a great pie or brings the deer in. There is 140 acres of open fields that wind around the trees making it beautiful, quiet and very private. This farm has an abundance of water from its six ponds one is stocked with catfish, 6 cement waterers- three feed by ponds and three feed by wells, has three springs-two feed ponds and runs free, two deep wells that produce 40 gal per min, dry creek bed that holds water in different areas and fills in different seasons. It has three hay fields that produce approx. 150 hay bails 5x6 ft of high quality hay and all the hay fields are fenced allowing to open and close when needed. It has three older barns one with a corral and head chute, a 30x50 ft metal building with sweat free cement floor, 4 vinyl windows, electric and water pipes ran, bathroom with shower and office, two insulated garage doors with entry door and exterior wood burner, there are two level building pads with water and electric hook up one is 40x250 ft the other 50x300ft but if this doesn't suit you there are multiple building sites in several areas about the farm. This property makes a good rental or hunting for a variety of game: deer, fox, coyote, quail, bobcat, turtle, frogs, ducks, geese, dove, groundhog, catfish, opossum, rabbit, squirrel turkey and raccoon. It also has three phase usable electric from one corner to the opposite corner of farm. It has Windstream fiberoptic line that runs one and one fourth mile along property line. There is adjacent cell tower which provides excellent cell service anywhere on the farm and surrounding area. mineral rights will go with property and pyrite deposits have been recorded. There is also a two bedroom one bath house with sunroom and attic that sites on approx. acre with its own well that produces 100 gal per min. It will need TLC but has good bones. It was built in 1902 so would need insulation in walls, new windows, new siding and roof. It still has the old metal roof but doesn't leak. We currently live in home so it is livable and in better shape than one would think. If you purchase the house with the land the well has water pipes that run to the metal building but we had disconnected the line when we shut our business down. Another asset is the location of the property its 15 min to two separate towns and 25 min from Lake of the Ozarks plus has a great school district.
