This unique property in the quaint town of Superior, Montana (population 800ish), with easy access of just three miles to Interstate 90, includes 10 acres of land just a mile and a half from Ninemile Rd at Pardee Creek that opens up to hundreds of miles of Forest Service land. This fantastic piece of property is situated just across the road from the Clark Fork River with access to the Big Eddy Fishing Access Site being approximately two and-a-half miles east. The incredible Quinn's Hot Springs is just a 40 minute drive to the town of Paradise on one of the most beautiful drives in the state. It is a 40 minute drive to Lookout Pass for some phenomenal skiing or head west a few more miles and check out the longest gondola ride to the top of Silver Mountain. Behind the property is some world-class snowmobiling and ATVing. The Wye in west Missoula is just a 45-minute drive east on I-90 where you can find Snowbowl Ski Resort and all of the amenities you're after in a larger town. The property used to be used as a motel and a gas station. The current owners bought it in September of 2016, and it has evolved into a wedding venue that has hosted up to 250 people. A dilapidated duplex was torn down a few years ago to open the yard area up a bit, and the historic fourplex was left in tact and is ready for the water to be connected as somebody with carpentry skills takes over. Each cabin in the fourplex has it's own bathroom with a toilet, sink and shower. They will need an overhaul if you fix them up, but there is great rental potential there! There are five different electric meters on the property. The property includes the main house, which served as the gas station and motel lobby. The house is approximately 1100 square feet and has two bedrooms and a full bathroom with a living room and small dining room along with a galley kitchen. There is a closet in the middle of the house for storage. Off of the second driveway to the west of the main house, there is a large yard with golf course-green grass and underground sprinklers on approximately three acres with an altar that was built for a wedding in 2018 and has been used by several couples to tie the knot since then. Situated near the altar is a studio cabin that functioned as a rental for several years and needs a complete overhaul if you decide to fix it up. The bathroom is fully functional, and there are washer and dryer hook-ups available in there, also. Behind the main house is a covered event center with a 30-foot bar top that was built in 2017. There are three tvs, a 10-foot projector screen, a pool table and a corner bar with a Coke machine. There have been many events hosted here including UFC fight showings, bachelor parties, birthday parties, graduation parties, wedding receptions and educational classes. Outside of the building is a pergola with three picnic tables. On the west side of the event center is an attached outdoor stage. Attached to the other side is an indoor bar/poker room and the storage room. The bar is a custom-built L-shaped bar that can be finished to your liking that is attached to a poker room complete with a poker table and 8 chairs. The building is heated by a pellet stove. When you walk outside of the indoor bar/poker room, behind the main house, there is a bathroom with running water and sewer. There is a functioning toilet in there. There were plans to add a covered shower house next to it for campers and RVers. Walking by the small greenhouse, that has water to it, across the lawn toward the studio cabin, you will find the big yard area with a shallow hill that looks like a golf course when it is mowed. The studio cabin is on the edge of the grass where the underground sprinklers end. They go from the beginning of the property on the east side all the way to the studio cabin. Approximately 3 acres has underground sprinklers. The control box was recently updated with a digital box. On the other side of the studio cabin, the second driveway goes through to the west end of the property (maybe about 5 acres) that has no buildings on it and has trees, grass, wildflowers, etc....it would be perfect for a campground, cabins or an RV park, as the driveway connects to the main road on both ends. Up on the top of the property, there is a bench and another driveway that goes up above the house and the event center, bar, stage, fourplex and one-car garage that would e a perfect building site for a house. You have a partial view of the Clark Fork River and have a beautiful mountain view. In addition, the corner of the property on the bench boasts a cistern that is fed year-round from the Kelly Gulch Spring that includes a Forest Service permit for the property (paperwork available). There is also a 50-amp RV hook-up with water and a sewer pipe, where a trailer house used to sit, but the current owners have not tried to use the sewer, however, the electric and water have been used quite often by RVers. We just know it will take a person with a certain vision to be interested in this property, but the potential of what it could become is through the roof. There has been a lot of talk about this place making a good RV park, as this town does not have a nightly one.
