A year later, in 2020, we had a general contractor come in and replace all the subfloor and flooring throughout the house (Lifeproof Vinyl Planks). They also did a few sister joists and added some in where the space was further apart than it should be. The contractors never put moisture barrier down on the ground, and the subfloor started to rot, hence why there are pieces of plywood on the floor throughout the main areas. Also, the corner in one of the secondary rooms is lower than the rest. While they were laying down the subfloor, they were trying to "level" that room and ended up making it worse, so we know it will need some additional foundation work. All appliances will stay, except for the refrigerator. Tax and county records have the house listed as being a new build in 2012. To our understanding, it was brought down to the studs and rebuilt in 2012. The roof, HVAC, water heater, cabinets, windows, etc, were all new in 2012. All are still good. Well, the cabinets have some scratches from our dog we had when we first bought the house. We bought it in 2014 from out of state. As far as mold from the rotting subfloor, we are unaware of any. We did buy the mold test kits just to make sure, and they didn't show anything. There is a metal gazebo we put up a few years ago that will stay. It has lasted through many storms and we haven't even lost a roof panel on that yet, so it's very sturdy. Not permanently anchored to the ground, so it can be moved. I've added a picture of when we first put it up in 2022. The fabric sides will need replaced. but the frame and roof are solid. Currently cleaning out the home while packing, as well. Cute home in a quiet neighborhood with great neighbors. It just needs a little love that we aren't able to provide.
